The two-speed luxury market in Middle Tennessee is getting sharper. Nashville's $2M+ inventory sits above six months of supply — a meaningful buyer's market where 68% of sellers are taking discounts, with a median haircut of 5.3% off original list. Buyers with pre-approval and flexibility have real pricing power in Davidson County this fall, particularly in the $2M–$4M range where the discount rate peaks.
Williamson County tells the opposite story. Brentwood is holding at 3.8 months of supply with a 98.3% list-to-sale ratio — sellers here are not discounting, and new construction (which made up 45% of $2M+ closings over the past year) is continuing to set price ceilings as builders price aggressively into the $3M–$9M range. Franklin's luxury pipeline is active this week, with multiple Coming Soon listings appearing on Compass ahead of MLS exposure.
