Relocating to Nashville? The playbook for luxury buyers moving to Middle Tennessee

Middle Tennessee is not one luxury market. It is a dozen small ones split across two counties with different tax rates and school systems. At $1.5M and above, most relocating buyers choose between Davidson County's estate areas (Belle Meade, Forest Hills, Oak Hill, Green Hills) and Williamson County: Brentwood, Franklin and College Grove, where property tax runs about half. Jason Kloess of Compass helps you pick the right one and buy it with a single, well-planned trip.

  • Property tax on a $3M home, county by county: about $21,100 in Nashville vs. $11,175 in Brentwood
  • Seven neighborhood profiles with fall 2026 prices, lot sizes, zoned schools and drive times
  • A sample three-day scouting weekend and a 12-month relocation timeline

Inside the playbook

What do you need to know before moving to Nashville?

Judging Belle Meade against Brentwood, or Green Hills against Franklin, is hard to do from listing photos hundreds of miles away. The playbook puts the facts in one place: what each area costs and why, what you will pay in property tax, how schools are assigned, how long the drives really are, and how to run a search and a move from a distance.

How much will you save on taxes by moving to Tennessee?

For a high-earning household, state income tax is often the largest single line that changes with a move. Tennessee does not tax earned or investment income. Property tax is where the county line matters: Tennessee assesses homes at 25% of appraised value, then applies the local rate per $100.

The quick math: an Illinois household with $1M of taxable income pays about $49,500 a year in state income tax. California or New York at the same income pays considerably more. In Tennessee the line is zero.

Reading the gap: on a $3M home the Davidson County bill runs roughly $9,700 to $9,900 a year more than in Brentwood. Over ten years that is close to six figures, one reason Williamson County homes command a premium.

Sources: state revenue departments; Metro Nashville Trustee 2026 rates; Williamson County FY 2026–27 budget; City of Brentwood FY 2027; City of Franklin FY 2026. Examples assume appraised value equals price. Tennessee sales tax is 9.25% combined in Davidson County and 9.75% in Williamson County. Not tax advice; confirm with a CPA or tax attorney.

Chapter 04 · The market

Is it a good time to buy a luxury home in Nashville?

As of fall 2026, Middle Tennessee's upper end is more balanced than it was in 2021 and 2022. Homes take longer to sell and most close a few percent under list. The best-located and best-finished homes still move fast, often before they reach the public sites.

What this means for a relocating buyer

  • There is room to negotiate on homes that have sat. Closing date, rent-back and repairs often matter as much as price.
  • The best homes still go first. A meaningful share of top-end trades happen as Compass Private Exclusives or quietly between agents.
  • Be ready before you visit. Pre-approval or proof of funds lets you act on a scouting trip. September 2026's top sale was $6.72M on Old Hillsboro Road in Franklin.

How it works

How do you buy a home in Nashville from out of state?

Most of the work in a relocation purchase happens before you board a plane. The goal is a short list good enough that a single trip ends in a decision, with one point of contact from the first video call through closing day.

    Virtual Relocation Consult

30 to 45 minutes by video. You leave with a short list of two to four areas that fit your budget, commute and school needs, what your budget buys in each, a property tax estimate and a timeline built backward from your move date.

  2. 02

    Private and off-market access

Compass Private Exclusives and agent-to-agent introductions surface homes that never appear on public sites. Tell Jason your criteria early so he can watch for them.

  3. 03

    Live video tours

Jason walks the full property, the street and the neighbors, not only the rooms the listing photos show. Most homes get ruled out from home.

Two to three days on the ground, planned and driven for you: private showings, neighborhood drives at the hours you would really live them, school tours and club introductions on request.

    Day 2Davidson County

Relocation FAQ

Questions buyers ask before moving to Nashville

What are the best areas near Nashville for luxury buyers who are relocating?

At $1.5M and above, most relocating buyers choose between Davidson County estate areas (Belle Meade, Forest Hills, Oak Hill and Green Hills, about 12 to 15 minutes from downtown) and Williamson County: Brentwood for one-acre lots about 20 to 25 minutes south, Franklin and Leiper's Fork for historic downtown living and estate farms about 30 to 35 minutes south, and College Grove for gated golf and acreage about 40 to 45 minutes out. Williamson County carries roughly half the property tax rate of Davidson County.

Does Tennessee have a state income tax?

No. Tennessee does not tax wages, salary, bonuses, interest, dividends or capital gains for individuals. The Hall income tax on investment income was fully repealed as of 2021, and Tennessee repealed its inheritance tax in 2016. The state relies on sales tax instead: 9.25% combined in Davidson County and 9.75% in Williamson County. Confirm your situation with a CPA.

How much is property tax on a $3 million home in Nashville, Brentwood or Franklin?

Tennessee assesses residential property at 25% of appraised value and applies the local rate per $100 of assessed value. On a $3M home that is about $21,105 a year in Davidson County's Urban Services District, about $20,865 in the General Services District (Belle Meade, Forest Hills, Oak Hill, plus any city levy), about $11,175 in Brentwood, about $12,150 in Franklin and about $9,750 in unincorporated Williamson County such as College Grove, based on 2026 rates.

What do luxury homes cost in Nashville, Brentwood and Franklin in 2026?

Recent Redfin medians across all home types: Belle Meade about $4.30M (three months to August 2026), Forest Hills about $2.30M, Brentwood about $1.42M, Green Hills about $1.25M and Franklin about $863K citywide. Typical luxury ranges run $1.5M to $8M+ in Belle Meade, $1.2M to $6M+ in Brentwood, $1.5M to $7M+ in Franklin and $1.5M to $10M+ in College Grove and Leiper's Fork.

Is it a buyer's or seller's market for Nashville luxury homes right now?

As of fall 2026 the upper end of Middle Tennessee is more balanced than in 2021 and 2022. There were about 2,289 active listings at $1M+ against roughly 460 closings a month, about five months of supply, and 43% of active regional listings were priced below their original ask. The best-located and best-finished homes still sell quickly, often as Compass Private Exclusives or quietly between agents.

Can I buy a home in Nashville without visiting first?

Most of the work can happen remotely. Jason Kloess starts with a 30 to 45 minute Virtual Relocation Consult, then narrows homes with live video tours, and most buyers decide after one two- to three-day scouting trip. Tennessee closings are handled by a title company or closing attorney, and with lender approval you can sign by mail or electronically.

How long does a luxury relocation to Nashville take?

Most luxury relocations take six to twelve months from the first conversation to move-in. Independent school application deadlines usually fall in winter, so families often work backward from a school start or job date. New residents must get a Tennessee driver license within 30 days.

Who pays the buyer's agent when relocating to Nashville?

Since the 2024 NAR settlement, buyers sign a written agreement with their agent before touring that states the agent's compensation. That compensation is negotiable and is often paid by the seller as a negotiated term, but it is not guaranteed. Jason explains the options on your first call.
