Hi everyone, what a wild week in Nashville real estate! Even with rates holding firm, inventory is moving and luxury homes are selling. Above $2M, demand is unmistakably strengthening. Closings hit a 4-year weekly high of 108 transactions, and contracts rose 8% year-over-year, upper-bracket buyers are active, decisive, and absorbing inventory.
Brentwood stands apart from the broader metro trend: 3.8 months of supply and a 98.3% list-to-sale ratio keep sellers firmly in command. By contrast, Franklin's $3M+ tier is moving at 81 days to contract with a 34.7% attrition rate, pricing precision and patient strategy are the difference between a deal and a delisting. Interestingly, despite elevated supply, the price-reduction rate in the $1M–$2M band hit a 4-year low at 31.2%, sellers are holding firm, but buyers have time and selection on their side.
This week brought a few homes that don’t come along often. There’s a 60 acre hilltop estate in Williamson County, two new builds you can see on Compass before they reach other sites, and a rooftop in East Nashville with one of the best downtown views around.
